How I Used AI to Understand What Actually Needed My Attention
I'd found a house I was genuinely excited about, and the inspection felt like a formality on the way to good news. Then the report landed in my inbox — dozens of pages long, full of highlighted findings, unfamiliar terminology, and photos that all somehow looked equally alarming, whether they showed something serious or something completely routine.
The excitement drained out almost immediately. Every finding seemed to demand attention. Every photo looked like evidence of a problem I didn't have the knowledge to properly weigh. Within a few pages, everything about the house felt expensive and everything felt urgent, even though logically I knew that couldn't actually be true of every single item on a report this long.
Why Every Finding Looked Like a Deal Breaker
A typical inspection report doesn't sort itself by urgency. It just lists observations, dozens of them, in whatever order the inspector happened to move through the house. Some of those findings are routine maintenance — the kind of thing every home needs eventually, regardless of its age or condition. Some genuinely should be addressed soon. A smaller number actually deserve immediate attention before anything else happens.
Without any real experience reading these reports, I had no way to sort one category from another. A missing GFCI outlet sat on the page with the same visual weight as a note about foundation cracking. Roof wear looked just as serious as a comment about grading around the house. HVAC age, caulking notes, electrical observations, plumbing comments — all of it presented in the same tone, the same format, giving me no natural way to tell what actually mattered most. I didn't need to understand every technical term in that report. I needed to understand which findings deserved my attention first, and the report itself wasn't built to tell me that.
Why Googling Everything Made Me More Confused
I started searching individual terms and findings, one at a time, hoping each search would calm me down a little. It did the opposite. Every search seemed to lead toward a worst-case scenario, written by someone with an incentive to make the issue sound as serious as possible. Different websites contradicted each other on the same exact term, one calling something a minor cosmetic issue and another treating the identical finding as a major red flag.
Instead of building understanding, all that scattered searching built anxiety. I had more information open in more browser tabs than I could actually process, and none of it was organized in a way that reflected my actual report or my actual situation. Researching everything individually turned out to be almost as unhelpful as not researching at all — just noisier.
Where AI Actually Helped
This is where ChatGPT and Claude became genuinely useful — not for evaluating the house, but for helping me actually understand what was already written in the report I'd been handed.
I pasted in sections of the report and asked for the unfamiliar terminology to be explained in plain English, which turned a page full of intimidating language into something I could actually read without stopping every third sentence. From there, it helped group the findings into categories — routine maintenance, items worth monitoring, and items that genuinely deserved more questions — which gave the whole report a sense of priority it hadn't had on its own.
That reorganization made the rest of the process much clearer. I used it to build specific follow-up questions for my home inspector, so I wasn't calling with vague anxiety but with actual, targeted things to ask about. Separately, it helped me prepare questions for contractors, since the questions worth asking an inspector and the ones worth asking a contractor about repair scope turned out to be genuinely different. Summarizing the lengthy report into clear categories made the whole thing digestible in a way the raw document never was, and once I had a clearer picture, it helped me build a simple repair planning checklist to work through after closing, instead of trying to remember everything from a document I'd already half-forgotten.
Everything it explained came directly from what was already written in the report. It didn't evaluate whether any finding was accurate, and it never tried to estimate what a repair might actually cost. It organized and translated information that already existed, so I could actually understand what I was looking at.
What AI Couldn't Know
There's a real limit to what any of this could tell me, and it's worth being direct about it. It couldn't inspect the property itself, and it had no way to verify whether the inspector's findings were accurate or complete. It couldn't predict whether a minor issue noted on the report might indicate a larger structural problem, and it couldn't estimate what any of these repairs would actually cost with any real accuracy.
It doesn't replace a contractor's assessment, an engineer's evaluation, or the inspector's own professional judgment. For anything that genuinely mattered — the findings that landed in that "ask more questions" category — I made a point of actually discussing them with qualified professionals before making any decisions about the purchase. Understanding the report clearly was the first step. It was never meant to be the last one.

What Changed

That decision, and every decision built on top of the findings that actually mattered, stayed exactly where it belonged — with me, and with the professionals I brought in to weigh in on the things worth taking seriously. What it did was help me walk into those conversations with inspectors and contractors already knowing what to ask, instead of showing up overwhelmed by a document I couldn't fully make sense of on my own.
